your money. The return varies with the type of investment,
the situation of the home and whether you investment is a first
mortgage investment or a second mortgage investment. For
example:
- Sometimes, we borrow "Short Term"
from individuals like yourself to purchase and rehab these houses. Your
money is secured by the first mortgage, and then we pay a minimum 10% plus an extra
three months' interest as a bonus. The loan is closed by an attorney
with title insurance, fire insurance, appraisal, and all the proper
documentation necessary. We never borrow more than 75% LTV (Loan To
Value) for these type of first mortgage loans. Typically for
this type of investment, a minimum of $60K is required and
generally $100-150K is the average for this type of
loan. If you do not have this type of funds at your
disposal but still wish to invest in real estate, then read

- If you do not
have as much funds to invest but would like to get an excellent
return on your investment, we offer another
program that may suit you. For this program, it is usually
for a home that may need some light touch-up work to make it shine
.
Many times, all that is needed is $5K and sometimes up to
$25K. In cases like these, the loans are secured by a 2nd mortgage to
the property but your interest rate is much higher than percentage
rate offered above. (Up 25% depending on the
circumstances.)
